By the agent contract,

We had a contract that stated 3 month stay is required AND one month notice is to be given to each other (landlady & tenant) if were to move away after the 3 month.

It all start like this, the contract starts on the April 15 and we had given the first half month rental (from april 15 to 30) as she requested before we move in. Next, landlady also requested that we shall pay the rental every 1st of the month where she can keep track easily and so we did.

During the first 2 week only, many unhappiness happend between the landlady and us. she is very particular about how our pillow placement is on the bed where we had neatly fold our blanket & place our pillow, she demand the pillow placement should be the same position as her room. Not even this, even the placement of TV, fan, calendar...etc. also need to follow her instruction, worse is when we are not around, she will re-locate all our stuff to where she wants. It make us felt like we PAY to stay in a prison.

We did try to talk to her but she always got her logic and reason, so we tahan no matter what because we don't wish to breach the contract.

Next, on 1st of June, On spot after she collect the rental from us, she requested us to move out by next month (which is end of June). Than on spot we say since you requested us to move than u will need to compensate us one month rental + returning our deposit, She say; NO compensate as long as i give you one month notice.

We are really in a lose now, really don't know what to do and what can be done as we felt that this kind of matter is not fair to us.

To add on, the 3 month contract should end on July 15, not end of June/ head of July only.

Any Kind soul out out there pls advise us what to do.

u got all the rights to ask for ur down payment back.. as per contract.. speak to ur agent again =) otherwise u can report her.. becos it's as per contract =) hope it helps

i was talking to the agent yesterday night, telling him that could he come down personnally to explain those contract stuff to the landlady and he say ok, he will talk to her. But today, i tried to call him from noon till now, his phone is out of serivce aready.

can't depend on the agent, as once they earn the commission from you, then it sort of like none of their business anymore... and i have been hearing many stories of bad agent and bad landlord...
either you count yourslef unlucky and move out, if not sue the landlord..

i hope the agent can help you!! but meanwhile i think you should still talk with the landlady about the contract

u call the main line of the Property co directly? make a big fuss and demand to talk to the mgr or else threaten to sue! hope that will help

I think it will be better if you just take it.
Look for a new place fast, get back the deposit, forget about the compensation.
Dun tell me you really going to lawyer? making yourself so much unhappiness for another extention of 15 days stay in that prison?

*Btw, 1st June you din give her the rental for June right? Your deposit can cover that, if not, when you move out, she makan the deposit also.

Anyways, seems like she is e 1 breaching e contract. If she already collect rent for June, then + 1 mth notice would be till end July mah... Stupid agent is like dat. Perhaps u shld call some relevant authorities for advice.

This is ridiculuos, ask for the deposit back if not complaint to the agent immediately. I met one landlord before and he is as annoyed as your landlady. I pissed off and moved out within 2 weeks. Got my deposit and agent fee (half only).
